What Drives Construction Costs Most

  • Servicing. Distance to water, sewer and hydro connections is the single biggest swing factor on accessory suites. A long servicing run can add tens of thousands.
  • Structure. In conversions and renovations, what’s behind the drywall decides the budget — foundation condition, framing, and whether the structure supports your plans.
  • Scope discipline. Every “while we’re at it” adds cost. Our fixed-price contract draws the line clearly; changes are priced in writing before they happen.
  • Finishes. The spread between builder-grade and high-end finishes can double a fit-out budget. We price to the finish level you choose — no surprises.
