- Lot assessment. We evaluate the property before you buy or commit: zoning envelope, servicing, tree and conservation considerations, and what the lot can actually hold.
- Architectural design. Designed around how you live — not a plan recycled from the last street over. You approve every drawing.
- Fixed-price contract. Written and itemized after design. The quote is the price.
- Permits & demolition. We manage the approvals, the teardown and the site preparation.
- Construction. Dedicated supervision, scheduled updates with photos, and a clean, managed site.
- Walkthrough & keys. Deficiency closeout and a home that’s ready — not “almost ready.”

- Timeline: most custom builds run roughly 10–16 months from permits to keys, depending on size and complexity. We give you a written schedule after design — and update you when reality shifts it.
